Frequently Asked Questions

Experience Built on Trust. Strategies Built for People.

  • What is real estate investment education and why does it matter?

Real estate investment education teaches you how to analyze cash flow, evaluate financing options, and assess property value before committing capital. Without this foundation, investors often overpay or misjudge market conditions. Structured mentorship shortens the learning curve and reduces costly early mistakes.
  • How does a co-investment or joint venture structure work?

Co-investment and joint venture structures allow two or more parties to share both the financial risk and the returns of a real estate deal. Each partner contributes capital, expertise, or resources according to a negotiated agreement. This approach makes larger or more complex deals accessible to investors at different experience levels.
  • What is a Preferred Network in real estate transactions?

A Preferred Network is a curated group of vetted professionals — lenders, contractors, title companies, and brokers — who work together consistently on real estate deals. Having pre-established relationships reduces delays, improves communication, and gives buyers and investors faster access to approvals and closings.
  • Why should investors focus on Middle Tennessee real estate?

Middle Tennessee has experienced sustained population growth, job creation, and in-migration from other states, all of which support strong residential demand. Markets like Nashville, Gallatin, and Mount Juliet offer a range of entry points — from value-add acquisitions to stabilized income-producing properties — suited to multiple investment strategies.
  • What is an income-producing asset in real estate?

An income-producing asset is a property that generates consistent rental revenue, such as single-family rentals, multi-family units, or build-to-rent developments. Cash flow performance depends on purchase price, financing terms, local rental demand, and ongoing management quality. These assets can build long-term equity while delivering monthly income.
  • How do off-market properties differ from listed properties?

Off-market properties are sold through private channels before reaching public listing platforms, which typically means less buyer competition and more flexible negotiation terms. Accessing them usually requires strong local relationships or partnership with an established investment network. They can offer better entry pricing in competitive markets.
  • When is the right time to start investing in real estate?

The best time to invest is when you have a clear understanding of your financial goals, risk tolerance, and the local market conditions — not simply when rates are low. Education and mentorship help investors recognize realistic entry points and avoid acting on incomplete information in fast-moving markets.
  • What does in-house property management actually include?

In-house property management covers day-to-day operational responsibilities such as tenant relations, maintenance coordination, rent collection, and vendor oversight. Having management handled internally — rather than outsourced — keeps communication tighter and allows for faster responses to issues that affect asset value and tenant retention.
  • Can new investors realistically build a real estate portfolio?

Yes — with the right education, financing guidance, and professional partnerships, first-time investors can build income-producing portfolios even in competitive markets. Starting with a clear cash flow analysis framework and connecting with vetted lenders and contractors reduces the barriers that often stop new investors from taking action.
  • How is real estate development different from buying existing properties?

Real estate development involves acquiring land or underutilized properties to build or substantially renovate, creating value from the ground up rather than purchasing stabilized assets. Development carries higher execution risk but can generate stronger returns. Successful projects require experienced contractors, sound financing, and deep local market knowledge.

Life in Tennessee

After moving to Tennessee in 2002, Silverman discovered a new way forward for his business via an accidental house flip. Over the next 10 years and multiple mentors along the way, Home Solutions blossomed into a successful residential renovations and acquisitions business.

The Last Mentor

In 2022, Silverman pivoted toward rental development after a final mentorship revealed the potential of creating entire communities from the ground-up. Additionally, the 3 decades of hands-on experience provided a natural opening to investment consultation.

Now & The Future

Today, the firm has evolved into a collaborative effort between Silverman, Evan Lowitt, and Nikki Collins, to create a powerhouse of shared expertise for our partners and fellow real estate agents. Our future plans feature ten major development projects currently on the horizon.
